DOLLARWEED TREATMENTS

The problem begins with high levels of iron in the well hooked up to your sprinkler pump.  The easiest way to solve the problem is with the Sprinklerite system, available at Home Depot.  You can even fertilizer your lawn plus kill dollar weed and ants at the same time by adding fertilizer, herbicide and insecticide to the tank!

My sprinkler system turns everything in my yard orange.  What does this and how do I stop it?

There’s a loose dog digging up my yard, who do I call?

One of the hardest things for new St. Lucie County residents to get used to is the 9-1-1 system.  In most counties, you call Animal Control for loose dogs, the non-emergency police number for suspicious people, and reserve 9-1-1 for emergencies entailing life and limb.  In St. Lucie County, residents are encouraged to call 9-1-1 for everything, from ‘A’ (alligators in the lake) to ‘Z’ (zealous neighbors). 

Who do I call for an (almost) emergency?

These are common complaints of HOA sales.  While its extremely important that all buyers read and understand the nature of HOA obligations, it is not the board’s responsibility to inform them, it is the seller’s!  If the seller does not provide the information to the buyer, then the buyer  has a legitimate complaint against the seller, not the HOA or its Board of Directors.  The buyer is not relieved from paying HOA fees or obeying HOA rules and regulations.  Once the sale is closed, the buyer is subject to the HOA’s authority whether adequately informed before closing or not. 

Our website information is prominently displayed near the entrance gate to help inform buyers, real estate agents, brokers, sellers and residents of the HOA.  The Association documents as well as forms for both purchasing and leasing are available on the web.

I just bought a home in Palm Lake Gardens & didn’t know there were deed restrictions.  OR

I was told the Association fees were only $35.00 monthly and there were only a handful of rules.  Who is responsible for this miscommunication?

For 2007, annual assessments were levied against each home in the amount of $800, payable in quarterly amounts of $200.  All regular assessments are due January 1st, April 1st, July 1st, and October 1st.  Violation fines are considered special assessments, due immediately, by our bylaws. 

If you’re a little late, expect a $25 late charge.  If you’re over 30 days late, expect to lose your right to pay quarterly as well as a hefty interest charge.  If you’re even later, expect to receive lien paperwork from the County Courthouse.  If the balance is not paid within 120 days from the due date, the Association can foreclose on your property.

We Care.

The Association was turned over to the Owners without a reserve fund.  A Reserve Fund is a monetary plan to repair and replace major common area components like roadways, landscaping, and gates.  Healthy reserves are critical to a healthy association because:

1. Buyers and lenders examine the Reserves before a purchase or refinance

2. The costs of maintaining the common area property will be shared by all owners—now and in the future

3. It provides a predictable, manageable contribution plan

4. A healthy Reserve fund will enhance the value of your home

5. Most importantly, a Reserve Fund avoids Special Assessments

Our annual assessment won’t always be $800 per annum per unit.  The BOD is always looking for penny-pinching ideas to spread your money further.

Call the hotline or write the board an email.  Someone will check on your property and get back with you in a timely manner.  This is done as a courtesy and does not extend your ten (10) day window for clean up.  Calling / writing is not necessary, but may save you big $$$!

Send a letter to (do not call) the Board of Directors within 10 days stating the your name and address, the alleged violation and your defense.  You will be contacted to appear before the Covenants Committee.  The committee will decide if your violation is finable.
