Mark your calendar for the 1st Annual Sunrise Stampede. March 27th at 7AM. Runners, walkers and spectators are asked to gather in front of the Historical Museum. The museum is located on the North side of Seaway Drive just over the bridge.

All residents who register to run or walk, or who make a donation of $20 or more to FK Sweet will receive a PLG t-shirt.

IF YOU SEE AN ALLIGATOR:

Do not approach the lake. Keep your children away from the lake. Call FLORIDA FISH & WILDLIFE @ (800) 367-4461. Until the gator has been trapped by Florida Fish & Wildlife personnel, do not stand or walk near the lakes’ edge—you may be putting your life in danger. Click the alligators link for more info.

PAYMENTS & RECEIPTS:

Payments must be mailed to the PO Box. Your cashed check is your receipt.

ANNOUNCEMENTS

· QUARTERLY ASSESSMENT PAYMENTS are due on the 1^stDAY of JANUARY, APRIL, JULY, and OCTOBER. While we have given a grace period of 15 days before charging the late fee, it is still considered LATE if paid after the 1^stDAY of the month due. Save you and your neighbors the price of sending out late notices by paying your dues ON TIME!

· PARKING DECALS are now in effect. If you have not already done so, please print & return your applications immediately! Temporary parking permits for overnight guest are available.

· Do not drive or park on the grass; sprinklers have been installed in the Common Area. If you are having a party and need extra parking, please us the empty lot near the exit gate.

· DO NOT PARK ON THE SWALE OR IN THE ROAD. Extra parking is available at 2505 Palm Lakes Ave.

BOARD DEADLINES:

· ACC REQUEST: 15-30 days after complete application is received. The Board is not responsible for incomplete applications.

· ESTOPPEL CERTIFICATE: 10-30 days after payment of $250.00 fee.

· APPROVAL OF [SALE] TRANSFER: 10-30 days after complete application, complete Estoppel Certificate, copy of the professional inspection report, the $400.00 new applicant fee, local and federal background and credit checks on anyone over 14, and clearing of any violations. The Board is not responsible for incomplete applications. Fees are non-refundable.

· APPROVAL OF LEASE: 30-45 days after complete application, complete Estoppel Certificate, copy of the professional inspection report, federal and local background and credit checks on anyone over 14, the $400.00 new applicant fee, and clearing of any violations. The Board is not responsible for incomplete applications. Fees are non-refundable.

· All persons who will live in the home must be listed on the lease.

· The Association reserves the right to refuse any lease application without reason.
